Urban Site Model Guidelines

  • End Cap/Free Standing with or without Drive Thru and In-Line: 1400-1800 square feet
  • Parcel Size: 12,000 - 25,000 square feet
  • High visibility/excellent accessibility/signalized intersection and major intersection.
  • Maximum signage potential (building and pole sign)
  • Ample parking is preferable.
  • Grocery store or power center-anchored shopping center
  • Near hospitals, colleges, industrial and business parks
  • Strip shopping centers, near major shopping centers (semi regional and regional malls)
  • Traffic Counts: 33,000+ cars/day total at the intersection.

Preferred Demographics

  • Residential/HH Population: 24,000+ within 1 mile radius
  • Daytime Employment: 16,000+ within 1 mile radius
  • Blue Collar Employees: 700+ within 1 mile radius
  • Average Age: 31~37 within 1 mile radius
  • Married Percentage: 40%~46% within 1 mile radius
  • Average HH Income: $42,000~$65,000 within 1 mile radius

Recommended Lease Requirements

  • Lease term of ten years with (2) five year options
  • Landlord shall provide tenant improvements sufficient for QSR restaurant


Suburban Site Model Guidelines

  • Daytime Employment: At lease 30,000 within 3 mile radius
  • Population Annual Growth: At least 0.5% Annually
  • Average Age: 31~37 within 3 mile radius
  • Median HH Income: $35,000~$75,000 within 3 mile radius
